Sell Your Lot

This program is designed to help sellers obtain more for their property than they typically will receive on their own or with a Realtor, because Gossett Jones Homes markets the property as a custom home site (complete with preliminary architectural drawings designed for the specific property) to buyers who are interested in building their own custom home. These buyers can afford to pay more for the property than a builder or investor can pay since they don't have to calculate profits into the purchase price, and thus the seller/property owner has the ability to sell at a higher price, and without a Realtor's fee.

Here's how the program works:
• Gossett Jones Homes obtains from the seller/owner an exclusive right to market the property for sale for a period of 60 to 90 days. During this period Gossett Jones Homes will design some preliminary architectural plans to aid in marketing the home.
• Gossett Jones Homes, through its Realtor, will list the property and preliminary construction plans for sale on the MLS. Additionally, Gossett Jones Homes will market the property for sale through other channels, such as through its website, newsletter, email flyers, and even a builder sign in the yard.
• It's important to note that the owner/seller will not have to pay the Realtor a fee once the property sells. Additionally, the seller/owner does not have to pay for the preliminary architectural plans, or any other out-of-pocket expenses related to the program for that matter.

We have had success with many clients, including a recent lot owner who was asking for $310,000 for her lot and got her full asking price. What's even more impressive is that we were able to get her $50,000 more than a very similar lot that sold less than 1 block away from hers in the same month.
